Back in 2024, the CRE industry was facing widespread challenges due to high interest rates and economic uncertainty. The office sector struggled in major metro areas, with increased vacancies and declining valuations, as hybrid work models reduced demand for traditional office spaces. Yet, despite these obstacles, Nashville has remained a top target in CRE investments due to its booming economy, population growth, and strong job market. Investors also showed interest in retail and mixed-use developments, many of which are expected to complete in 2025.
Take a closer look at three projects that show the Nashville area will continue to be a growing market that beats the economic odds this year:
Ashwood 12 South: A Premier Retail Destination Coming in 2025
Located at the north end of the 12 South shopping district, Ashwood 12 South is set to become a vibrant hub for retail and dining in 2025 thanks to the work from Turnbridge Equities. The development will welcome a mix of exciting tenants, including La La Land Kind Cafe, Sushi-San, SunLife Organics, Birkenstock, and Reformation, and will have even more retail openings on the horizon.
South Bank Might be Nashville’s new Hotspot
For years, the Cumberland River was overlooked in Nashville’s growth—but that’s changing. The new South Bank neighborhood is rising along the bluffs thanks to Hensler Development Group, with Peabody Union bringing shops, restaurants, and apartments as a stylish escape from Broadway’s honky-tonks. Developer Ray Hensler emphasizes “placemaking”, aiming to create a space where people want to linger and enjoy the vibe.
Reviving the Arcade: Nashville’s Historic Landmark Gets a Modern Makeover
In April 2021, investors, including Rob Lowe and Linfield Capital, bought the historic Nashville Arcade for $28 million, aiming to revitalize it as a walkable destination blending dining, retail, and arts. The renovation modernized infrastructure while preserving historic elements, bringing in curated tenants like Urban Cowboy, Roberta’s Pizza, and Faherty, alongside longtime staples like The Peanut Shop and Percy’s. Despite some closures, the owners emphasize honoring the Arcade’s legacy while supporting local artists through the Arcade Arts Program. Their vision is a vibrant, all-day destination for both locals and tourists.
