The projects, which are completed or near completion, will bring hundreds of new rental units to market. 8 Court Square, Long Island City
Construction is complete on 8 Court Square, a 20-story residential building in Long Island City, Queens. Designed by Hill West Architects and developed by Rose Associates and Werwaiss Properties, the 224-foot-tall structure yields 157 rental units in one- to two-bedroom layouts with an average scope of 684 square feet, as well as 10,170 square feet of retail space. Forty-eight of the apartments will be reserved for affordable housing. The building has unique architecture, with triangular balconies at the western corner and red brick framing on the side with the glass wall. Residents will have access to outdoor green space, and homes come with luxury amenities such as dishwashers, hardwood floors, and in-unit washers and dryers. The building also comes equipped with all the modern amenities residents could be searching for, such as a fitness center, an outdoor rooftop terrace, a yoga studio, a dog washing station, and a common area a reservable coworking lounge with adjacent conference rooms.
27-01 Jackson Avenue, Long Island City
27-01 Jackson Avenue, a 27-story residential tower in Long Island City, Queens, is nearing completion and has launched its affordable housing lottery. Designed by SLCE Architects and developed by American Lions, a joint venture between Fetner Properties and Lions Group, the structure will offer 164 residences to the Long Island City community. Available on NYC Housing Connect are 41 units for residents at 70 to 125 percent of the area median income (AMI), ranging in eligible income from $59,315 to $209,625. Amenities include bike storage lockers, a shared laundry room, common area Wi-Fi, gym, media room, recreation room, business center, and package lockers. Units are also luxurious on the interior, with appliances, countertops, and finishes, air conditioning, smart controls for heating and cooling, washers and dryers.
31-19 29th Street Astoria, Queens
The Frame, a six-story residential building at 31-19 29th Street in Astoria, Queens, is about to be completed. NiZa Works designed the building, which was developed by Silverline Group. The 75-foot-tall structure is 7,477 square feet and brings 20 condominium units along with a cellar and a 43-foot-long rear yard, to market. The development is located between 31st Avenue to the north and Broadway to the south, bringing exciting new housing options to the Astoria neighborhood. Residents will have access to luxury amenities, including a 22 storage lockers, ten enclosed parking spaces with electric vehicle charging stations, a lounge, a fitness center, keyless entry to the building, and a virtual doorman with mobile phone access.
