Mixed-use developments are becoming more popular, as the asset class efficiently uses space in densely populated areas and offers alternatives to long commutes by promoting walking, biking, and public transportation. These developments align with the city’s commitment to sustainability, incorporating energy-efficient designs, green spaces, and reducing car dependency. Local government incentives and zoning changes have further supported mixed-use projects, encouraging higher-density development, affordable housing, and fewer parking requirements in transit-friendly areas.

Former-Industrial Site Ready for Redevelopment 

Shopoff Realty Investments has received unanimous approval from the Huntington Beach City Council for its 30-acre Magnolia Tank Farm project, a mixed-use development on a former industrial site near Magnolia Avenue and Pacific Coast Highway. The project will feature over 200 single-family homes, a 50-unit affordable rental community, a 215-key hotel, and 19,000 square feet of retail space. Half of the affordable rental units will be reserved for hotel workers and residents in the coastal region. Shopoff purchased the property in 2016, previously a fuel oil storage facility, and secured necessary environmental and zoning approvals in 2021, with California Coastal Commission approval granted in July 2024. Construction is expected to begin in the summer or fall of 2025. The development aims to revitalize the area and offer a mix of housing, hospitality, and retail options.

Culver City ‘Habitat” Mixed-Use Development Will Prioritize Green Space 


Lendlease and Aware Super have secured $316 million in construction funding for Habitat, a mixed-use development in Culver City, California, set for completion in 2026. The project will include a six-story office building, a 12-story residential building with 260 ultra-luxury units, and 2,900 square feet of retail space. The office portion, designed for entertainment and media businesses, will offer creative workspaces with large floor plates, natural light, and terraces with biophilic design elements. The residential building will feature studio, one-bedroom, and two-bedroom units with premium amenities. Habitat will also include an acre of open space with parks and walking trails, designed by Relm, and will focus on sustainability with features like a 125kW solar array, EV parking, and bike spaces. The development is aiming for LEED Platinum certification and will provide walkability features, including connections to the L.A. Metro and Expo Bike Path. The project is designed to achieve net-zero carbon emissions in both construction and operation.

West Hollywood Project Combines Office and Hotel Assets 

The Robertson Lane mixed-use project in West Hollywood is progressing with $35 million in financing for its development. The project, led by real estate firm Faring, is set to feature a 120-room luxury hotel, a seven-story office tower, ground-floor retail, and an underground parking garage. The site spans nearly two acres and includes the rehabilitation of the historic 1929 Factory Building, once home to the Mitchell Camera Co. Plans have evolved since talks began in 2018, originally including a 10-story, 237-room hotel, but were reworked in 2022. The financing, arranged by Zachary Streit of Priority Capital Advisory, was provided by Centennial Bank to refinance the project. Robertson Lane is positioned in a prime West Hollywood location, surrounded by high-end residential areas with good visibility and access. Faring CEO Jason Illoulian described the site as a rare, generational asset in one of the most desirable submarkets in Los Angeles.
