Despite ongoing economic headwinds, real estate developers are pushing forward on several new projects across Colorado, including a large urban infill project and ClearHome Self Storage development in Denver. Here are the latest market updates:

New Urban-Infill Project In The Works

Golub & Company and FORMATIV have commenced construction on a massive urban infill project at the 17-acre Denargo Market site in Denver, marking the largest such project underway in the city. The development, spanning over 3 million square feet, aims to revitalize RiNo's largest vacant lot with housing, public spaces, a lawn, plaza, sports courts, and connections to nearby corridors. The initial 20-month phase will focus on infrastructure, roadways, and green spaces, with plans for over 1,000 housing units and over 1 million square feet of offices. The project commits to affordable housing and includes a 56-unit building for young people leaving foster care.

Impressive Self Storage Facility Planned for Denver

Denver-based commercial real estate investment firm VanWest Partners has initiated construction on a self-storage development project. The 5-story ClearHome Self Storage building will encompass over 93,000 square feet of Class A, climate-controlled self-storage units. The project will address the demand for quality self-storage options in a prominent retail and commercial corridor with over 4,300 planned or under-construction multi-family units in the submarket. The previous two-story Class C office building on the site has been demolished, and construction is underway, with a targeted store opening in early 2025.
